Buying and Selling in this CRAZY Market!

Several sellers are wanting to sell for one reason or another, however, are hesitant in our current market because they feel there will be nothing to buy.

One thing that I have done that has been successful is knocking doors in a particular neighborhood the buyer wants to live in. I have found sellers willing to sell if they know they will only have to do the one showing and won't have to make a ton of updates to their home.

Another thing I did, just last week actually, was post on Facebook to see if there are any folks that want to sell, again off market. I made connections with three potential sellers for someone.

Okay, so what if we can't find something off market? If you have enough equity in your current home you can get what is called a Bridge Loan. It is a type of loan a seller can get on a home they intend to purchase so they don't have to put on their real estate contract that they are going to be contingent upon them selling their current home. Sellers are rarely accepting contracts with contingencies right now.

Since it is a seller's market right now, it makes it really easy for the seller to have some unusual terms on the contract. For example, some sellers are asking to rent their home back from the buyer for possibly 1-2 months until the seller is able to find a home. Genius.
